UB4 · Yeading · Hayes End
Yeading and Hayes End sit just west of our Northolt base, which makes UB4 one of the nearer districts on our list and one we work in most weeks. The housing tells you a lot before we even open the kitchen door. Around Willow Tree Lane and Charville Lane you get post-war and later estate housing, laid out with driveways, side gates and the occasional separate utility space. Nearer Hayes End and along the Yeading Lane corridor there are interwar semis, and those have the tighter kitchens: a narrow galley at the back, often with a later rear extension bolted on, and a washing machine wedged under the worktop beside the sink in a slot that was cut around it rather than for it. That difference shapes the whole visit. In the semis, getting the machine out is the first proper job — freeing the waste hose, easing the drum forward without dragging it over the vinyl, and working in a gap where the appliance door and the kitchen door want the same square metre of floor. On the estate properties there is usually more room to draw a machine straight out, and where a utility space or a side lean-to is involved we can often get to all four sides of it, which makes bearing and pump work much quicker. Yeading is family housing, and the appliances take a beating for it. Heavy, frequent laundry — bedding, work clothes, uniforms — wears bearings, door seals, drum paddles and pump filters on a far shorter timetable than a two-person household would. This part of West London is a hard water area as well, so scale on heating elements is a standing feature: dishwashers that stop drying properly, washers that heat slowly, kettling noises partway through a cycle. Where a machine lives in an unheated garage or an outside lean-to, of the sort you find on the roads either side of Yeading Brook, cold pipework and a long waste run add their own faults on top. Parking is mostly straightforward — off-street on the drive, or on the frontage. The exceptions are the narrow cul-de-sacs, where a van cannot be turned or left at the door; there we leave it a little further along the road and carry the tools in. That costs a couple of extra trips back and forth, nothing more. If access is awkward, or if there is a gate that has to be unlocked from inside, say so when you book and the engineer who attends will plan around it.

Not always right outside the door. Some of the turnings off Willow Tree Lane and Charville Lane are too tight to swing a long van into, so we leave it a little further along and walk the tools and parts down to you. It adds a few minutes at each end of the visit and nothing else, but it is worth mentioning when you book so the engineer who attends knows what to expect.
Almost always, yes. Washing machines in those interwar semis are usually boxed in by units that were fitted around them, so the first part of the visit is easing the appliance out without marking the floor or the edge of the worktop. Where the kitchen door swings into the same space, we bring the machine out at an angle instead. If a worktop has been sealed down over the top of it, we will tell you what has to be unscrewed before we touch anything.
Not at all, and it often makes the repair quicker, because we can reach all four sides of the appliance instead of working through a gap in a fitted kitchen. What we do check on garage and lean-to installations is the waste run and the cold feed: long runs drain sluggishly and pipework in an unheated space suffers in winter, and both throw up symptoms that look like a failed pump when the pump itself is fine.
Call us or use the booking form, and give us the postcode, the make and model of the appliance, and a plain description of what it is doing. We work Monday to Saturday from 08:00 to 18:00 and Sunday from 10:00 to 16:00. We agree a slot with you rather than promising a time we cannot keep, and you get a call ahead so you are not waiting in all morning for nothing.
The call-out charge is £80 per visit, and labour is included on most repairs. If a job turns out to need more extensive work, we quote the extra labour and agree it with you before starting. Parts are charged on top of that and are always priced and agreed before anything is fitted, so nothing lands on the bill that you have not seen and approved first.
